I am very shocked that BTK prices are going down day by day and now the prices are 27% less than the invested price. It appears that the project has failed and BTK would not be able to retain its name and reputation in Karachi.
I visited BTK site in the begining of the August, I saw the heavy equipments all over the place workig day and night as reflected in the picutres. I was told that by the end of the month they will start roads carpeting and now this what they are working on. I am getting good offers on my BTK overseas residential plot files, but I will keep it to build my house… insha Allah very soon.

They should installment schedule should be 6 years.
We pray for the revival of good rates of BTK plot prices. The way development is taking place, it is hoped the rates will revive. Altottees, please don’t lose hope.
You are right Shehzad, its real estate not an overnight gamble. It takes time and if someone invest in this project he should be wise enough to realize that 9km away from toll is not gonna boom in 4-5 month.
Bahria town has a reputation of delivering the quality within amazng time frame. Unfortunately estate agents and bulk gamblers spoiled it. At first place they were thinking that they will not pay the installments and benifited by the ON money but when BTK management announced about the cancellation of plot for not paying two consecutive installments the fear of being defaulter creeped up and people start selling the plots……so very simple……. demand and supply formula applied and prices came down. As soon as the allotees will become firm and final the market should become stable.
So keep sailing my dears and dont look dreams to be rich overnight.

Another point for management is to focus on infrastructure out side BTK. Its a core issue to connect BTK with city centre very well and very quick. It will be a key to success IA.
Nadeem, I totally agree with you. I still remember when everyone was so crazy to get a plot in BTK since after first announced. There are people, those who paid several times the cost of actual registration charges because of BT reputation. But now they have it, they are thinking they made a mistake. This is kind of human nature, you don’t value anything once you have it. Like Ghar kee murghee daal brabar..
But as far big donations for IDPs and FLood afactees are concenred, I really appreciates Malik Riaz’s generosity, but at the same time please don’t forget the guys who are paying their installments from hard earned money, please deliver them too what BTK have promised with them in a timely manner.
Hopeflly everything will workout in orderly manner as we all hopes with BTK.
HMM… I thought there was an increase in prices on 25th August.
You guys are wrong. I have 200 Square Yard Bungalow and I bought or paid 850,000. I checked it in August and now its 1.6 Million to 1.7 Million which is double.
I think, bungalows of BTK are better than land…
I think the only things that are cheap in Bahria town karachi are the 2 bed apartment files and 125 sq yards plots at the moment.
A word of advice for Malik Riaz.
We appreciate your philanthropic spirit and actions, but please keep it in your mind that the money that you give away is being given to you on three monthly basis in the form of installments by the people of Pakistan who trust you and hope that in return you will provide them a place to live (plot). Your philanthropic actions are undoubtedly praise worthy, but you are the custodian of this public money and if you don’t do what you promised them for, you will be held answerable on the Day of Judgement. Your primary job is doing your best to ensure quality and speedy development in BTK as the unfortunate allottees are extremely worried for the free fall in the file rates of BTK residential plots. People of Karachi hoped the best from you so please don’t disappoint them. Thanks
In lahore bhria town D, And E, sector more then 200 peoples are vitam Bahria not buy land and they sold in bublic becarefull we are vitam no one listining us we requesting to malik Raiaz plraes solved our issue. No one listing in BT LAHORE and krachi people make shore they buy this land or not.

This is a serious allegation from Mr. Ehtisham. Someone from high management of Bahria Town should come up and clarify rather defend themselves with solid evidence.
This could leave a bad impression alongwith panic in BTK buyers.
I hope soon we will should hear from them.
As i read story from the beginning from the different forum. Its not cheat but who are facing a problem bcoz they don’t pay the installment on time that’s a reason for delay.
I suggest to all just keep calm and monitor the condition, I hope you will get good news after 2 years…
I just couldn’t understand your statement….what does nonpayment do with this dip in the initial 165k. I have paid all my installments till date and if I sell my 125 sqy plot I have to face a loss of at least 40-45k which as equal to those who didn’t paid any installment. ……..
If you r talking about lahire delayed case. …I agree with you that this could be the case of nonpayment issues
Ali i think u dont know the ground reality . 75% oj jinnah block of sector E BTL is not on ground their are lush green fields and whereas concern installment those had been completed in December 2013 . Always be realistic and speak truth even though u r getting loss due to the truth ,
And if u are talking about BTK i don,t have any Idea .
It seems the photos are repetition and clearly do not show any progress. My gut feeling is that the project will not be delivered on time in fact years after time. Also we hope our Chairman Mr Riaz Malik is not becoming “sakhi” with plot/land holders money.
Does anyone know about the reason for frozen rates of 125 sqyds plots in BTK?
Bahria Homes and Banglows are going up day by day, but the plots rates are not moving up. I’m unable to understand the reason. I suspect a big game being played by the big dealers and the BTK Management for their vested interests. They want to deprive the small investors of their plots by frustating them. If this is the case, I must say ” TO HELL WITH THESE GREEDY MONEY-MONGERS!”
When I visited the BTK site, one of their responsible guy already told us they are going to carpet Jinnah Avenue by the end of the August 2014, Jinnah avenue is the main avenue of BTK. It will help to speed up their work. The above pictures are covering the progress of Jinnah avenue, so we shouldl not be confused. We should be positive and have firm belief in Allah Tabarak wa Taulla.

let me clarify all of you that the prices are mentioned above are for the recipt price with out your installment money (so far paid) not the market price of your plots, if you want to check the
market, please contact any dealer ( you may find many on olx) and you will get the price which is going high day by day. cheers.

Please dont listen flase reporting. (Real Estates) Thugs are there who always try to send rumers about property when they want to purchase on cheap rates and you and we are effected. I have visited islamabad bahria town and believe me karachi will be better than all as its the biggest challenge for btk management. So dont sell you plots/houses booked and you will see the results in future inshallah.
