Bahira Town changed the focus of Realtors already trading in DHA Karachi and other schemes of Karachi. Previously, ROI was calculated on yearly basis and market moves 2 to 3 times in years times and this kind of movement happen only during the best time of Real Estate Cycle (Decade Cycle Theory).

In the slow time or when market follow the bearish trend, market moves only 10% per annum or less than this or even some time negative moves like 10 to 25% decease in years time. All these calculations and assumptions are not workable in Bahria Town Karachi as it is all out of Box.

All this happened before the booking started for Bahria Town Karachi and now after closing of booking officially (07-02-2014) almost after 40 days there was an official announcement from Bahria Town for balloting and it was held on 23rd March 2014. Now after the balloting in which almost all the applicants were successful and got the units.

After the balloting, within these two weeks market came down. On the first day after balloting i.e. 24th March the prices of units were traded at almost 10 to 25% down and many of us didn’t expected this. Because as previous experience when slips were traded and people made huge money. Now, everyone was expecting that prices will go up after the balloting, but unfortunately it didn’t happened, and prices came down.

One main reason behind this down fall is 100% balloting result. As everyone got the unit and many who have applied for multiple units can’t even afford to pay the installments, assuming that will get the 50% or less than this. Because of this many units were available in the market to sell and increased supply always decreases the price.

The other reason is that the installment is due on 7th May 2014 and people are worried about how to pay those installment, because almost every person applied more than limit and it seems difficult to manage the installments.

The Transfer Fees Structure is also on higher side which also effected the traders and people were discouraged by this high transfer fees structure, plus the procedure to get NDC also take long time which also discourage trading. Many people assume that after balloting Bahria Town will follow the open file strategy with that trading will be easy and this thing will boost the prices too.

By not following this open file strategy is good for long run investment plan and avoid scams too and will encourage real buyers. But unfortunately at the same time it discourage the traders, and this is one of the reasons of price dip.

One more reason is that nobody knows about the total number of plots and the smallest unit which is 125 square yards is in huge quantity, it will be difficult to consume selling pressure all the time.

  • 125 Square Yards: PKR 2.10 to 2.20 Lacs
  • 250 Square Yards: PKR 3.90 to 4.00 Lacs
  • 500 Square Yards: PKR 5.25 to 5.50 Lacs
  • 1000 Square Yards: PKR 8.00 to 8.25 Lacs
  • 2000 Square Yards: PKR 9.60 to 10.00 Lacs

Commercial Plots:

  • 125 Square Yards: PKR 29 to 31 Lacs
  • 200 Square Yards: PKR 36 to 36.5 Lacs
  • 250 Square Yards: PKR 46 to 46.5 Lacs

Villas/Bungalow:

  • 125 Square Yards: PKR 6.25 to 6.50 Lacs
  • 200 Square Yards: PKR 9.00 to 9.50 Lacs

Apartments:

  • 2 Bedrooms: PKR 4.30 to 4.50 Lacs
  • 3 Bedrooms: PKR 6.30 to 6.50 Lacs
  • 4 Bedrooms: PKR 8.26 to 8.50 Lacs

Note: Major interest for buying and selling is witnessed in small residential plots and villas. 1000 and 2000 yards residential plots are not traded at this time, plus commercial plots and apartments are also not in high demand.

      Nothing has been received for overseas block since they sent back the receipt of initial token payment. i have tried emailing them multiple times but havent gotten any response…
      no word on when the 1st installment shd be made ! ive paid them $5,000+ for a 500 sq yard residential plot ! now im starting to think if the overseas project is legit !
